The Money Is Not the Point. What it Lets You Do Is.

Private credit grew from $2 trillion to $3 trillion in five years — and most business owners and real estate investors still don't understand how to use it. A former community bank CEO explains the entire market: how it works, who's real, who isn't, and how to qualify.

“You want this to be the absolute best single testimonial about your book. Something they'll remember.”

Jeffrey William, Entrepreneur

Who is this for?

The Real Estate Investor
You're competing for assets against buyers who can close in two weeks. This book explains why the 13% coupon is the wrong thing to be looking at when your ROI is 34%.
The Business Owner

Seasonality doesn't wait 90 days for a credit committee. Learn when private capital is the cheaper option even though the rate is higher.

The Investor
Your advisor's pie chart has one slice missing. See how accredited investors use SDIRAs to hold private loans secured by real estate — fixed rate, paid monthly.
WHAT'S INSIDE

Eight Chapters. No Theory.

No algorithms. No credit-score cutoffs. No committee. Worth Avenue Capital is owned and run by a former community bank CEO — one of the very few in the country who left the regulated world to lend privately. You get a real banker's judgment on your deal, and an answer in days instead of months.
  • What private lending actually is — peer-to-peer, hard money, private investors, business loans, and where the real volume is
  • The vocabulary lenders use and assume you know — LTV, LTC, ARV, DSCR, ICR, AVM, exit strategy, and which ones actually matter to a hard money lender (fewer than you think)
  • Why banks say no — how FDIC and OCC examination pressure, classified loan lists, and 1.25x DSCR requirements decide your fate before anyone reads your file
  • The real cost comparison — a side-by-side of an 8% bank loan vs. a 12% private loan, including the 40 hours, $6,000 in professional fees, and 90 days the bank quote leaves out
  • How to invest in private loans through a Self-Directed IRA — fixed return, monthly income, secured by real estate, uncorrelated to the market
  • How to spot a broker pretending to be a direct lender — the upfront-fee scam that's endemic to this industry, and the due diligence that stops it
  • Fund vs. syndication — why the structure behind your lender changes what they can approve, including whether they can do a second position at all
  • What you actually need to qualify — the four questions every private lender needs answered, and the one that outweighs everything else

About The Author

About Michael Ciaburri

Michael has spent more than forty years in commercial finance, on both sides of the table. He served as President, CEO, and Co-Founder of Southern Connecticut Bancorp and the Bank of Southern Connecticut before founding Worth Avenue Capital in 2008. He's worked with thousands of business owners, entrepreneurs, and real estate developers — approving loans under the constraints of federal bank examiners, and now funding the deals those constraints leave behind.

He wrote this book because most borrowers walk into the private credit market without knowing who is actually holding the capital. That costs them deals, and sometimes it costs them money paid to people who never had any.
