Although underwriting standards vary by lender, most private lenders consider several key factors when evaluating a private loan. Understanding these criteria can help borrowers prepare a stronger application, avoid unnecessary delays, and improve their chances of securing financing.
Basic Criteria Needed To Qualify For A Private Loan
Some lenders begin by reviewing the borrower’s credit score, income, and any existing debt obligations. Like a traditional lender, a higher credit score may improve approval odds and potentially lead to more favorable terms.
Lenders may also verify the borrower’s income to assess their ability to repay the loan. This process typically involves reviewing tax returns, bank statements, pay stubs, or financial statements. The proposed exit may involve selling the property, refinancing through a conventional lender, selling a business, or receiving proceeds from another liquidity event. The exit strategy should be clearly defined and supported by transaction details.
A borrower may have valuable collateral and significant experience, but without a realistic path to repayment, the lender’s risk increases considerably. Conversely, a clear and well-supported exit strategy can strengthen a loan request even when other aspects of the transaction are less conventional.

Borrowers who can answer these questions clearly, provide sufficient collateral, submit a complete application package, and present a realistic exit strategy are better positioned through the lending process.
